About HELP USA HELP USA is one of the nation's largest homeless services providers and low-income housing developers serving at-risk populations including families, veterans, and survivors of domestic violence. With an annual operating budget in excess of $100 million, HELP USA currently serves 25,000 people per year in 54 programs and residences across five states and is continuing to grow. Position Overview HELP USA is seeking a Director of Physical Plant Management (Maintenance Director) to oversee and direct the operation and maintenance of all building systems for one of its facilities. This role includes oversight of public utilities, security systems (CCTV, alarms, access controls, etc.) housekeeping, physical plant operations, and landscaping as well as managing capital projects. He/she will ensure that assigned departments operate in compliance with applicable environmental, health, and safety regulations and corporate policies. Specific responsibilities will include: Providing leadership, guidance, and supervision for the maintenance team, including maintenance supervisors, assistant supervisors/mechanics and porters. Developing and maintaining an esprit de corps and high morale that motivates and encourages teamwork and leads to employee retention. Participating in formulation and administration of site policies and development of long-range goals and objectives. Reviewing and analyzing relevant activities, costs, operations, and forecast data. Serving as the principle advisor to site senior management on buildings, facilities management, and construction. Building and maintaining relationships with city, state, federal and local officials concerning facilities or capital projects. Preparing and reviewing budgets for activities and services under areas of responsibility and recommending approval for purchase of required goods and services. Representing the Executive Director and/or Director of Operations when necessary. Requirements Must possess a High School Diploma or GED equivalent. Minimum of least five (5), and preferably 10, years work experience which includes supervision of staff and management of facilities operations including but not limited to: heating, ventilation, air conditioning, electrical power, etc. Understanding of building/facility operations (heating, ventilation, air conditions, electrical power, building systems, alarms, etc.). Strong interpersonal skills to enable establishing relationships, negotiating solutions, and leading and managing a large and culturally diverse workforce. Experience in executive level program planning, budgeting process, and resource management. Ability to deal with architects, engineers, construction personnel, and professional tradespeople. Occupational hazard awareness. Ability to clearly communicate orally and in writing. Computer literacy with Microsoft applications required. Valid Driver's license required. EOE.
